BEACH CITIES SOLD FOR JANUARY 2006:

EL SEGUNDO:

SINGLE FAMILY HOMES: Seven properties closed escrow in January. The least expensive was $799,900 and closed at $750,000. The most expensive was listed at $1,499,000 and sold at $1,531,000.
The median price ( half below and half above price) was $819,000 down from last month.


TOWNHOME/CONDOMINIUMS: Eight properties closed escrow last month. The least expensive was listed at $275,000 and sold at $275,000. The most expensive was listed at $859,000 and sold at $835,000. The median price was $485,500 down from last month.


HERMOSA BEACH:

SINGLE FAMILY HOMES: 4 homes closed escrow in January. The least expensive was listed at $1,049,000 and sold for $1,060,000. The most expensive was listed @$1,500,000 and sold at $1,450,000. The median price ( half above and half below price) was $1,102,000 up slightly from last month.

TOWNHOMES/CONDOMINIUMS: 6 properties closed escrow last month. The least expensive was listed at $529,980 and sold at $529,980. The most expensive was listed at $2,200,000 and sold for $2,050,000. The median home price was $1,137,450 up significantly from last month.


MANHATTAN BEACH:

SINGLE FAMILY HOMES: 23 homes closed escrow in January. There were 2 homes under $1,000,000. The least expensive was listed at $910,000 and sold at $923,000. The most expensive was a Strand home. It was listed at $9,500,000 and sold at $8,880,000. The median home price ( half were above and half below price) was $1,760,000 about the same as last month.

TOWNHOMES/CONDOMINIUMS: There were 10 units that closed escrow last month. The least expensive was listed at $699,000 and sold at $699,000 . The most expensive was Sand Section unit. It was listed at $1,730,,000 and sold at $1,730,000. The median townhome price was $1,419,500 up significantly from last month.

REDONDO BEACH:

NORTH REDONDO:

SINGLE FAMILY HOMES: There were 7 homes that closed escrow in January. There was one home that sold under $650,000. The least expensive was listed at $600,000 and sold for $600,000. The most expensive was a newer home that was listed @ $1,349,000 and sold for $1,300,000. The median home price ( half above price and half below) was $997,500 up from last month.

TOWNHOMES/CONDOMINIUMS: There were 17 closed escrows last month. There was one that sold under $550,000. The least expensive was listed at $505,000 and sold for $497,500. The most expensive was a new townhome listed at $999,500 and sold for $999,000. The median price was $750,000 down slightly from last month.

CONDOMINIUMS: There were 7 stacked unit condominiums sold last month. Most of them were along Catalina/The Esplanade and had some ocean views. The least expensive was listed @ $399,000 and sold at $399,000. The most expensive was listed at $865,000 and sold for $860,000. The median price was $485,000 down from last month.
