Beach Cities February SOLD Property Statistics

BEACH CITIES SOLD FOR February 2006:

EL SEGUNDO:

SINGLE FAMILY HOMES: Three properties closed escrow in February. The least expensive was a 3 bdrm 2.5 bath 1,759 sqft home that was listed at $879,900 and closed at $879,000. The most expensive was a 1,010 sqft home that was listed at $969,000 and sold at $969,000.
The median price ( half below and half above price) was $905,000 up from last month.


TOWNHOME/CONDOMINIUMS: Seven properties closed escrow last month. The least expensive was a 2 bdrm 2 ba 1,175 sqft unit on Main that was listed at $474,500 and sold at $465,000. The most expensive was a 4 bdrm 2.5 bath 2,500 sqft PUD that was listed at $899,000 and sold at $869,000. The median price was $629,000 up from last month.


HERMOSA BEACH:

SINGLE FAMILY HOMES: 4 homes closed escrow in February. The least expensive was a 2 bdrm 2 bath in the Sand Section that listed at $949,000 and sold for $944,000. The most expensive was a 3 bdrm 2,400 walk street home listed @$1,839,000 and sold at $1,800,000. The median price ( half above and half below price) was $1,310,000 up from last month.

TOWNHOMES/CONDOMINIUMS: 6 properties closed escrow last month. The least expensive was a 2 bdrm 2 bath 1,400 sqft unit on Gould that was listed at $769,500 and sold at $770,000. The most expensive was a 3 bdrm 3.5 bath 1,893 sqft view townhome that was listed at $1,540,000 and sold for $1,530,000. The median home price was $1,212,500 up significantly from last month.


MANHATTAN BEACH:

SINGLE FAMILY HOMES: 22 homes closed escrow in February. There were 2 homes under $1,000,000. The least expensive was a 3 bdrm 1 bath 877 sqft home in East Manhattan that listed at $900,000 and sold at $900,000. The most expensive was a walk street home. It was a 4 bdrm 4.5 bath 4,032 sqft home that was listed at $4,849,000 and sold at $4,675,000. The median home price ( half were above and half below price) was $2,125,000 up from last month.

TOWNHOMES/CONDOMINIUMS: There were 7 units that closed escrow last month. The least expensive was a 2 bdrm 2 ba unit on Manhattan Beach Blvd west of Sepulveda that was listed at $649,000 and sold at $649,000 . The most expensive was Sand Section unit. It was listed at $1,595,,000 and sold at $1,595,000. The median townhome price was $1,160,000 down from last month.


REDONDO BEACH:


NORTH REDONDO:

SINGLE FAMILY HOMES: There were 13 homes that closed escrow in February. There was one home that sold under $650,000. The least expensive was a 3 bdrm 1 bath 840 sqft that was listed at $649,000 and sold for $649,000. The most expensive was a 3 bdrm 2.5 bath 1,843 sqft Golden Hills home that was listed @ $1,049,000 and sold for $1,050,000. The median home price ( half above price and half below) was $748,725 down significantly from last month.

TOWNHOMES/CONDOMINIUMS: There were 18 closed escrows last month. There was one that sold under $550,000. The least expensive was a 2 bdrm 1.5 bath 1,161 sqft unit listed at $495,000 and sold for $470,000. The most expensive was a new 4 bdrm 2.5 bath 2,418 sqft two on a lot that was listed at $999,000 and sold for $995,000. The median price was $700,000 down slightly from last month.

SOUTH REDONDO:

SINGLE FAMILY HOMES: 6 homes closed escrow in February. There were none under $700,000. The least expensive home was a 3 bdrm 2 bath 1,100 sqft home that was listed at $727,000 and sold for $727,000. The most expensive was a 4 bdrm 3 bath 2,107 sqft home that was listed @ $1,239,000 and sold for $1,175,000. The median home price was $900,000 down from last month.

CONDOMINIUMS: There were 5 stacked unit condominiums sold last month. Most of them were along Catalina/The Esplanade and had some ocean views. The least expensive was a 619 sqft unit in The Village. It was listed @ $449,900 and sold at $449,900. The most expensive was a 3 bdrm 2 bath 1,206 sqft unit in Brookside that was listed at $589,000 and sold for $600,000. The median price was $525,000 down from last month.

TOWNHOMES: There were 5 townhomes that closed escrow last month. There were none under $650,000. The least expensive was a 3 bdrm 2.5 bath 1,497 sqft unit on PCH that was listed @ $710,000 and sold for $700,000. The most expensive was a new 4 bdrm 4 bath 3,200 sqft unit that was listed at $1,029,000 and sold for $1,009,000. The median price was $800,000 down from last month.
