I'm going to admit that I have shamelessly stolen an idea I read somewhere about the rise in sales of higher priced homes in the United States. I thought it would be interesting to see how Manhattan Beach prices of $3.5 million or more have fared over the last 7 years.
As I've been watching inventory in Manhattan Beach one of the things I noticed is that more higher priced homes have come on the market in the last 6 months and these homes are selling. When I tracked home sales of $3,500,000 or more in Manhattan Beach from 2000-2007 even I was surprised.
As of November 8, 2007 more homes over the $3.5 mark sold this year in Manhattan Beach then in any other year. 2004 saw 14 homes sell..... 2006 saw 19 sales. So far this year 21 homes have closed escrow.... and these are just the ones from the MLS. There are probably at least 10 others that sold under the radar so to speak and never made it to the MLS. I'm guessing there will be a few more by December 31, 2007.
