South Bay-Beach Cities: Market Snapshot 55+ October-November 2007

Putting Green New Horizons

There are some new developments on the 55+ housing scene that are ready for buyers. There is one in Torrance and one in Redondo Beach. For the life of me I can't figure out who designs these things. I understand a 1 bedroom unit with 1 bath but 1 + den units should at least be 1.5 baths. I also don't understand the idea that 55+ buyers want 800 sqft units. Also none of the units have fireplaces.. which are easy to install now that you don't need chimneys. A number of seniors in our area are looking for a place that is a bit more upscale then an apartment.

New Developments:

Torrance: Parkview Court is next to Wilson Park off Crenshaw. Units are 1 bedroom, 1 + den and 2 bedroom. The kitchens are lovely but they have an odd floorplan with the master bath across the hall from the master bedroom. The complex has a small courtyard area , no pool and subterranean parking. Prices range from $319,000-$514,000

Redondo Beach: Breakwater Village is east of Inglewood Ave and south of Artesia not far from the Galleria. There are 171 units and range in size from a 782 sqft 1 bedroom 1bath to a 1336 sqft 3 bedroom 2 bath unit. A couple of the floor plans are very similar to those at Village Court. Prices start in the low $300,000. I haven't seen these yet as they are by appointment only with Anastasi representatives. I will report more fully when they are open to participating agents.
