Hi Kaye:

I was wondering what your opinion is of buying at 360 South Bay. Do you think there is a reasonable risk of getting burned? For instance:

1. The development turning into rentals after you buy?

2. They don't sell enough units, the development gets partially built and you end up living in a ghost town?

3. Losing 20% or more on your purchase price (i.e. losing more than $120K)?

I am thinking of jumping into the market but I'm kinda nervous. Your opinion means a lot to me.

I know a lot of folks who have bought at 360.. the prices have stabilized over the last few months and rates remain low.

If you want new and affordable than this is the only game in town. The values at Fusion, a little south on Aviation, have held up fairly well and I expect that 360 will do the same.

There are still a number of units to be built so you would have to deal with ongoing construction for sometime.

Also location in the complex is very important. I know a few folks who bought in buildings on the corners and near the freeway and it is very, very noisy. These units will be tough to resell.

Personally I would rather buy something a little older in Redondo, Hermosa or El Segundo. Location is always a huge factor and the Beach Cities are just going to hold up better than any place with a Hawthorne address as the units age.
